Due to different building codes used over the years to build manufactured homes, the age of the building is very important. Older homes used 2x3 construction, had aluminum wiring, wood paneled interiors, and often substandard insulation and building materials. Newer units are often built with 2x6 construction, steel frames, high insulation factors, and drywalled interiors. The older units had low fire ratings, meaning they could burn quickly, while the newer units are much more like a standard construction home. Therefore, older units are often more expensive to insure, and are sometimes not able to purchase replacement cost coverage, while the newer units, especially if located on a full foundation, can be insured at excellent rate levels.
